700+ Qualified Inquiries at 27% Lower CPL for a Dubai Real Estate Firm

3 months of Google Ads work on an account that had volume but no real buyer intent.

The Problem

A Dubai real estate firm had strong property inventory but inconsistent lead flow. The previous campaigns were pulling in too much of the wrong traffic. Browsers, dreamers, rental searches, and overseas curiosity clicks.

The structure didn’t help. Someone searching “apartments in Dubai” was getting treated almost the same as someone searching “buy apartment Dubai Marina.” Those are completely different intent levels and the campaigns weren’t separating them.

The landing pages felt directory-like. Too many distractions, not enough trust, no positioning for a serious investor or end buyer. Budget was getting spent without serious sales conversations.

What I Did

1. Rebuilt campaigns around buyer intent. High commercial intent searches got their own campaigns and were separated from broad browse traffic. On top of that, I layered investor focused campaigns built around ROI driven and overseas buyer searches.

2. Built location specific campaigns. Each prime area got its own setup. Marina, Downtown, Palm Jumeirah, Business Bay, JVC, and off plan projects. Ad relevance and quality score climbed once each area had a dedicated campaign behind it.

3. Filtered out low quality traffic. Cut search terms tied to rentals, job hunters, property images, and casual market research. Built a heavy negative keyword list so the budget went to people actually looking to buy or invest.

4. Rewrote the ads for the real buyer. Generic property copy was replaced with messaging built around ROI potential and prime location positioning. The CTAs pushed toward consultations, not casual browsing.

5. Matched landing pages to search intent. Investment keywords landed on ROI focused pages. Luxury searches landed on premium property pages, and location queries went straight to area specific listings. That single change lifted conversion relevance a lot.

6. Built retargeting around the buyer cycle. Dubai property buyers rarely convert on the first visit. The decision usually takes weeks of comparing and family conversations, so I built audience pools from property page visitors and inquiry starters. Retargeting kept the firm visible across the full consideration window.
